Project Oversight, Construction Management

The Hyatt Regency, Houston Intercontinental Airport is an operating, eight-story hotel located in Houston, Texas. The hotel features 335 guest rooms, 27,000 sq. ft. of meeting space, a full-service restaurant, and an outdoor pool. The project sustained damage during Hurricane Harvey, prompting the involvement of Real Projectives. To date, Real Projectives has conducted a comprehensive survey of the property and drafted plans to address water remediation, capital expenditures, and operating concerns.

Our Role

Real Projectives assembled a qualified team to address areas of concern, and to subsequently manage the identified capital improvement and remediation projects. We are actively managing the forensic investigation, design, and constuction teams to mitigate risk for our client. Current repair work includes curtain wall and window upgrades, facade masonry repairs, steel corrosion repairs, mold and environmental remediation work, landscaping drainage improvements, and water infrastructure upgrades.

Unique Approach

  • Visit the site monthly, approve draws, and compile comprehensive reports tracking construction progress, financial progress, open issues, and project status.
  • Coordinates seamlessly among the hotel operator, and the design and construction teams, to minimize impacts to guests and reduce revenue losses.

Outcomes

  • Substantially reduced construction costs, through recommedations for alternate traffing coating and roofing materials and design.
  • Mitigated client risk through comprehensive assessment, strategic planning, and remediations oversight.
