Due Diligence and Development Oversight

RPL provided development oversight and due diligence services on behalf of an institutional equity partner.

Unique Approach

  • This was the partner’s first venture into the Louisville market.
  • This was a new partner and a new deal structure for our investor client so there were various elements that we influenced to get both parties comfortable.
  • The project encountered challenges with elevator inspection and city inspectors causing the final certificate of occupancy to get pushed later. While the team waited for the elevator company and city inspector, the contractor pressed forward to complete the site work and apartments.

Scope of Work

Development of a wood frame, active adult (age 55+) apartment building with one- and two-bedroom units and amenities including community room, family room, fitness area, salon, coffee bar, library, interior storage units, and 40 individual garages and surface parking.
